Costs differ significantly by plot. Distance to utility networks is paramount: proximity keeps expenses low, while remoteness can multiply them 4-5 times. Additional variables include existing infrastructure, soil conditions, and setbacks from property lines.
Prior to purchase, confirm buildability via the Local Urban Plan (PLU). Then, secure a town planning certificate from the town hall, detailing required steps, nearby utilities, and taxes.
Gas connections are often the cheapest. Within 30m of the network: €400-€1,000. Beyond: +€100 per meter.
Electricity: up to €1,000 if under 30m from network to meter; +€200 per extra meter.
